Whatever your stage in life, there are some common steps to expect when buying property:

1. Find a Loan

Meet with a mortgage broker to get a pre-approval letter and discuss the various programs that fit your budget needs. Don’t be afraid to compare options and shop around to find the mortgage that works for you.

2. Search for a Property

We give you online access to full MLS data for all listed properties in your price range, schedule showings of available homes in your preferred communities, and assist you in narrowing the field until you have found a home you love.

3. Negotiate Your Offer

Using recently sold comparable homes and supporting data we help you decide on a starting offer, and negotiate the purchase contract to get you the best terms and price.

4. Home Inspection

Once you have an accepted offer you will have a window of time (usually 7-10 days) to schedule home inspections. Our team attends all inspections, assists you in reviewing the inspection reports, and negotiates any inspection items if necessary.

5. Finalize Purchase Documents

After the home inspection contingency is complete it is time to finalize your Purchase and Sale. We coordinate with your attorney, mortgage broker, and the listing broker to prepare the Purchase and Sale documents and to finalize all the details of your purchase contract.

6. Application, Appraisal, & Approval

Work with your mortgage broker to complete your loan application and move through the appraisal process. We monitor your progress, and guide you through and concerns and questions that you have.

7. Plan Your Move

We help you find the right mover, schedule utility changes, and connect with your new town/city government so you can make a smooth transition to the next stage of your life.

8. Final Walk Through

Just prior to closing we will take a final walk through the property with you to review all completed inspection items and make sure the home is prepared for sale.

9. Closing

The closing will be scheduled with your attorney and is generally held at the attorney’s office or at the registry of deeds. At closing you and the sellers will sign the purchase documents, and you will finalize your mortgage. Congratulations, you’re a home owner!
